Selling Your Southern California Real Estate Property

When you are preparing your Southern California real estate property for sale, you know that it is important to de personalize and de clutter your home before you put it on the market. It is also important to make repairs to both the interior and the exterior of your home for many reasons, not the least of which being that it will increase the chances of a sale.

For one thing, many homebuyers are not really sure what to do when they are touring a property so they peer into the refrigerator, they open cabinet doors, turn on faucets, flip light switches on and off and generally investigate everything that they can. This means that it is your job to make sure that your wiring, plumbing, and all of the other features in your house are in good working order and look their best.

Make sure that your sink fixtures are new, or at least new looking and that all of the hot and cold water knobs turn easily and that the faucets do not leak. You should also check the water pressure and make sure that there are no leaks and or water stains that can discourage buyers.

If your carpet is old and worn or visibly stained, you should replace it, but there is no need to break the bank. Opt for inexpensive neutral colored carpet and keep in mind that the buyers may opt to replace the carpet soon after they move in, so do not spend very much time worrying about the color, again, just chose a neutral one. You may not need to replace the carpet at all, some stains can be removed with a professional cleaning. The same holds true for broken floor tiles. Fix them if you can and if you can not, replace them with an inexpensive alternative. Remember, you are not decorating your house, you are moving and simply making it look as new and well maintained as possible for the next owner.

You should also check all of your windows to make sure that there are no replacements or repairs to be made, and that your doors open and close properly. If you have pets, make sure that you empty litter boxes and spray deodorizer every day. You should also keep your dogs outside or at a friends house during home showings.

These tips will help you as you prepare your Southern California real estate property for its next owner. Just remember that the goal is to sell your home, and that depersonalization is just part of the process.
